| The current industry ISO BOP form does not include coverage for damage to the interior of a building if there is no damage to the structure’s exterior roof or walls through which the water enters. In fact, the last ISO BOP form to include this coverage was the ISO BP 00 02 12 99.
While the ISO basic form no longer includes this coverage, MiddleOak's habitational programs do offer this optional coverage.
With MiddleOak, you can recommend this critical optional coverage to your clients for their protection. This is a valuable advantage when marketing for new business and renewing existing accounts. Examples of the types of claims that would be excluded without wind-driven rain coverage include:
- Wind blows open a door, letting in rain to damage the interior of a structure but leaving the exterior undamaged.
- A tenant inadvertently leaves a window or door slightly open and does not notice the incoming rainwater.
- The seals around the door or window frames have aged and no longer completely protect the interior from rain.
Sometimes damage incurred is significant. MiddleOak has seen claims for this type of loss where the damage exceeded $100,000. In comparison, the premium charge for the coverage is minimal, amounting to approximately 3% of the property premium.
As a habitational specialist, MiddleOak’s owners and property managers have structures that are susceptible to this type of loss. And as their trusted advisor, you are responsible for discussing and evaluating this issue with each new and renewal client you have. Be sure to use this powerful sales and retention advantage today!
